EICR
What is an EICR?
An EICR is short for an Electrical Installation Condition Report, or periodic inspection report as previously known, are often referred to by customers as a Landlord Safety Test or Homebuyers Test.
Why is an EICR important to complete?
As of 1st July 2020, the UK Government introduced a requirement for all rented properties to have an EICR to be recorded before a new tenant moves in the property or every 5 years whichever is required sooner.
Not only will an EICR confirm that your electrical equipment is safe, but it can also highlight any areas where the system can be improved which in turn, could reduce the amount of electricity you use which will reflect well on your business’ carbon footprint.

Electrical Safety Reports (EICR)
Electrical Installation condition reports (EICR) are provided as an official document provided after an assessment conducted by a qualified engineer or electrician. These assessments are based on the quality of your electrical installation, the electrics and cables will deteriorate over time. An electrical installation condition reports should be carried out regularly and in accordance with BS7671. The average time given in BS7671 is 5 Years although this time is recommended and generally only given if the installation in good condition and is rented accommodation.
The periodic inspection report (the old version of the EICR) will highlight details about the status of the EICR. This will either be Satisfactory or Unsatisfactory and will be based on the condition of the installation. All defaults are usually noted within the report of the electrical installation condition report (EICR). All defaults on the electrical installation report can be explained at much more detail by our qualified engineers (Electricians) if required.
An electrical installation condition report (EICR), will tell you the following:
- If the electrical circuits are of a good condition and safe to use
- Whether or not there is a risk of electric shock
- Any defective electrical work has been installed
- Recommendations for the earthing within the building
- An inspection of the condition of the consumer unit
- The consumer unit is labeled correctly

He was able to quickly identify the fault and rectify it. I also took his advice and arranged for him to replace the old consumer unit with a more suitable and up to date one that met current regulations.
